Single-storey or double-storey extension in Wirral? Compare cost, build time, added space and resale value to pick the right one for your home and budget.
Most people who call us already know they want more room. What they are not sure about is whether to build out across the ground floor, or build up and add a second storey at the same time. It is the question that decides your budget, how long the builders are on site, and how much your house is worth at the end of it.
I have built both across Wirral and Merseyside for over a decade, and there is no single right answer. A double-storey makes sense for one family and is a waste of money for the next. So here is how the two actually compare on the things that matter, with real figures from jobs we have finished locally.

The short version
A single-storey extension adds space to one floor, usually the back of the house, and is the cheaper and quicker of the two. A double-storey adds rooms upstairs and down in one go, costs more, and takes longer, but it gives you far more floor area for the same roof and foundations.
If you need a bigger kitchen-diner and nothing else, single-storey is almost always the answer. If you also want another bedroom or a bigger bathroom, building up at the same time is usually better value than coming back to do it in a few years.

Single-storey extensions
This is the one most Wirral homeowners come to us for. You extend out into the garden, usually off the back, and you end up with the open-plan kitchen-diner that the original house never had. Bifold doors onto the garden, a roof lantern or skylights overhead, underfloor heating across the new slab. That is the brief about three times out of four.
The reason it is so popular is simple. It does the job for less money, it is finished sooner, and on most semis and detached houses a single-storey rear falls under permitted development, so you avoid a full planning application. Our Willaston job was exactly this: a 6 metre by 4 metre rear extension that added over 24m² of open-plan space and completely changed how the family used their ground floor.
On cost, expect somewhere in the region of £45,000 for a small single-storey rear of around 20m², rising to roughly £115,000 for a large one near 40m². Build time on site is usually 10 to 14 weeks. Those numbers are based on our typical build rate of about £2,200 per square metre.

Double-storey extensions
A double-storey adds floor space upstairs and down at the same time. So as well as the bigger kitchen-diner, you get a new bedroom, a bigger bathroom, or both, sitting directly above it. You are using the same foundations and the same roof for two floors of new room instead of one, which is where the value comes from.
It is a bigger job. There is more structural work, deeper foundations, proper engineer calculations, and often steelwork to carry the loads. We expect a double-storey rear of around 50m² to land between £100,000 and £160,000, and to take 16 to 20 weeks on site rather than 10 to 14. It is also more likely to need full planning permission rather than slipping through under permitted development, particularly on the upper floor where it affects neighbours' light and outlook.
So yes, it costs more in total. But per square metre of new space, a double-storey is usually the better deal, because you only pay to dig foundations and build a roof once.

Which one adds more value
Estate agents across the UK reckon a good extension adds 10 to 20 percent to a property's value, depending on the type of work and the quality of the finish. Both options can land in that range when they are designed and built well.
Where they differ is the kind of value they add. A single-storey kitchen extension makes a home feel bigger and lighter, and a great kitchen-diner sells houses. But a double-storey can move you up a bracket entirely, turning a three-bed into a four-bed, which often matters more to buyers than extra square footage downstairs. If your street is full of four and five-bed family homes and yours is a three, building up is usually the stronger play.
The thing that wrecks value on either is over-extending. Swallow too much of the garden with a single-storey, or bolt on an upstairs that looks nothing like the rest of the house, and you can put buyers off rather than win them over. A design that blends with the original property is what consistently pays for itself.

Planning permission and your garden
Two practical things tend to tip the decision.
The first is planning. Many single-storey rear extensions fall under permitted development, so no full application is needed: up to 4 metres deep on a detached house, or 3 metres on a semi or terrace. Add a second storey and you are far more likely to need full planning permission, because the upper floor affects neighbours. The second is your garden. A single-storey eats into outdoor space, which is fine if you have a long garden and less fine if you do not. A double-storey gives you twice the room for the same footprint, so if your garden is already tight, building up protects what you have left of it.
How to decide
Run through these and the answer usually becomes obvious:
- Do you need bedrooms, or just living space? Bedrooms point to double-storey. Living space alone points to single.
- How long is your garden? Short garden plus a need for more room is a strong case for building up.
- What is the budget? If a double-storey stretches you, a well-planned single-storey now beats a compromised double-storey.
- Are you staying or selling soon? Staying long term tilts towards doing the bigger job once. Selling within a couple of years means matching what buyers on your street expect.
- What do neighbouring houses look like? Matching the local pattern of three versus four-bed homes is a real factor in resale.
If you are torn, the cheapest mistake to avoid is building single-storey now and wishing you had gone up. Coming back to add a second storey later means scaffolding, disruption, and paying for access twice. If a double-storey is realistically on the cards within five years, it is almost always cheaper to do it in one go.
