Do I need planning permission for a loft conversion?
Velux conversions and most dormers fall under Permitted Development and don't need planning permission, provided they stay within size limits and don't exceed the existing ridge height. Hip-to-gable conversions on end-of-terrace properties can also be PD. Restrictions apply in conservation areas. We confirm your position on the first visit.
How much headroom do I need?
Building regulations require a minimum of 2.2m head height at the ridge point for a habitable room. We measure this on our first visit. If you're borderline, there are sometimes options to lower the ceiling of the room below, or a structural engineer can advise on raising the ridge.
How long does a loft conversion take?
A straightforward Velux conversion can be completed in 4 to 6 weeks. A dormer loft conversion typically takes 8 to 12 weeks. We work from the outside in, making the roof watertight first so the disruption inside your home is minimised.
Do I need to move out during the work?
No — in almost all cases you can stay in your home throughout. The structural work is carried out from the roof, and once the new staircase position is confirmed, the downstairs disruption is limited to a few days.
