The alternative is coordinating multiple contractors yourself: finding an architect, a groundworks company, a bricklayer, a roofer, a plumber, an electrician, a plasterer, a tiler, and a joiner, then trying to schedule them so one trade is ready for the next. Groundworks and Foundations
Excavation, drainage, foundations, and any specialist groundworks including mini piling where ground conditions require it.
Structure
All blockwork, brickwork, steelwork, and roofing carried out by our own directly employed team.
First and Second Fix
Electrical first fix, plumbing, underfloor heating, joinery, plastering, and all internal trades coordinated to programme.
Finishes
Tiling, flooring, bathroom and kitchen fit, decoration, and any external works including paving and landscaping.
Building Regulations Sign-Off
We manage the Building Control process from start to finish and hand over the Completion Certificate with the keys.

Detailed written quote
Once we have the information we need, we put together a detailed, itemised quote. For most projects we work to a fixed price so you know exactly what you are paying before any work starts.

Planning and design
If your project requires planning permission, we coordinate the architectural drawings and planning application. If it falls under permitted development, we confirm this with you and agree a start date.

The build
Work begins on the agreed date. We manage the full programme: groundworks, structure, roof, first fix, second fix, and finishes. You get regular updates and a single number to call if you have any questions.

Snagging and sign-off
Before we hand over, we carry out a thorough snagging check. We do not call a project finished until we are satisfied with every detail. Building Regulations sign-off is obtained at this stage.

Handover
You receive the keys along with your written workmanship guarantee, Building Regulations Completion Certificate, and any other documentation relevant to the project.

Yes, in terms of the build itself. We coordinate all trades, manage the programme, and handle Building Regulations from start to final sign-off. For projects that require an architect or structural engineer, we can recommend trusted local professionals we have worked with before, or work alongside your own appointment.
Do I need to appoint my own architect?
For projects that require planning permission, you will need architectural drawings as part of the application. We can recommend local architects and architectural technicians we have a good working relationship with, or we are happy to work alongside whoever you choose to appoint.
Can I supply my own materials or fittings?
Absolutely. Many clients choose their own bathroom suites, kitchen units, tiles, or flooring and we fit them as part of the project. We will advise on lead times so your selections arrive on site at the right point in the programme and do not cause delays.
How do I get a price for a turnkey project?

How long does a turnkey house extension take?
It depends on the scope. A single-storey rear extension typically takes 8 to 14 weeks on site once work starts. A double-storey extension or loft conversion may take 12 to 20 weeks. We agree a detailed programme before starting so you always know where the project stands.
