Building a Commercial Shop in Birkenhead: A Wirral New-Build Case Study

A behind-the-scenes look at how we built a convenience store in Birkenhead from the ground up: groundworks, structure, shopfront and handover.

Most of our work across Wirral is residential, but a fair chunk of what we do is commercial. One of the jobs we are proudest of is a ground-up new build for a family-run convenience store on Price Street in Birkenhead. We took it from an empty plot to a finished shop ready to open, and we handled every stage ourselves. Here is how it came together, and what it tells you if you are weighing up a commercial build in Wirral.

The brief: a new shop, built from scratch

The owners did not want to manage a string of separate trades. They wanted one builder, a fixed written price, and a programme that got them trading as soon as the work allowed. That suits how we work anyway.

Commercial jobs run to tighter tolerances than a home extension. The loadings are heavier, the groundworks are bigger, and there is far less slack in the programme because a business is sitting waiting to open. Every week the unit is a building site is a week with no till ringing, so the schedule matters as much as the build itself.

Groundworks and foundations

Every build lives or dies on the groundworks, and a commercial unit even more so. We cleared and excavated the plot, dug for the drainage and the foundations, and poured footings sized for commercial loadings rather than a domestic build. Birkenhead is older ground, and like a lot of Merseyside it throws up legacy drainage and made-up ground you only find once you start digging, so we priced for that up front rather than springing it on the client mid-job.

Structure and brickwork

With the foundations signed off, we built up. Blockwork, structural steel where the openings needed it, and facing brickwork chosen to sit naturally on the street rather than stand out as the new unit on the row. A shopfront still has to feel like it belongs.

This is where the structural work and brickwork sides of the business do the heavy lifting, and because it is all our own team, there was no waiting around for a separate firm to turn up between stages.

Shopfront, fit-out and handover

Once the structure was weathertight, we fitted the shopfront and glazing, got the inside ready for the shop fit, and worked through to a clean building-regulations completion. Then we handed it over ready for the owners to stock the shelves and open the doors.

That is the part commercial clients care about most: not a building site that drags on, but a finished unit handed back on a date they can plan a launch around.

What a commercial build in Wirral actually involves

If you are thinking about a commercial project, three things separate it from a home job:

Heavier engineering. Foundations, drainage and structure are all sized for commercial use, which means more groundwork and more steel, and building control inspect it to the same standard as any other build.

A programme built around trading. On a shop or unit that is already open, we phase the work and do the disruptive parts out of hours so you lose as little business as possible. On a new build like this one, the date that matters is the handover, and we plan back from it.

One contractor running every trade. Coordinating groundworkers, bricklayers, steel and the fit-out is where commercial jobs slip. Keeping it under one roof is the main reason this one stayed on track.
