Planning Permission & Local Authority Management

Planning permission is one of the most confusing and misunderstood parts of any building project in the UK. Rules vary depending on the type of work, the property, and local authority restrictions. As part of our turnkey service, CNR Construction provides planning guidance and support, helping you understand what permissions may be required and how to move your project forward correctly before any work begins.

Do I Need Planning Permission?

Not all building work requires planning permission.

Many home extensions and alterations fall under Permitted Development (PD) rights, which allow certain works to be carried out without submitting a full planning application.

We help you understand whether your project is likely to:

  • Fall under Permitted Development, or

  • Require Full Planning Permission

  • Working alongside your architect / designer if already appointed

  • Advice on structural openings, steels and build practicality

  • Specification guidance for finishes and materials (where required)

Note: Some projects require third-party architectural or planning services. If so, we’ll help you get the right people in place and keep everything aligned for the build.

Fully Managed Construction

Once approvals and drawings are in place, we manage the build from start to finish. This includes coordinating trades, organising schedules, and overseeing quality control to ensure your project runs smoothly, stays on track, and is delivered to a high standard.

A clear build plan is put in place before work begins, with organised trades and staged deliveries so each phase of the project flows properly. This structured approach helps avoid unnecessary delays, keeps the site running efficiently, and ensures progress is made without chaos.

Quality control is maintained throughout the build, with regular checks on workmanship and finishes. We focus on doing things properly at every stage, rather than rushing through work to move on to the next job. This attention to detail helps deliver a finished result that lasts.

Clear communication is a key part of our approach. You’ll receive straightforward updates, honest answers, and have a single point of contact throughout the project, so you’re never left guessing about progress or next steps.

Before work starts, a pre-start plan and schedule is agreed so expectations are clear from day one. The build then moves through groundworks and structural work, followed by the external shell and weatherproofing. Once the structure is secure, first fix works and insulation are completed, before plastering, second fix, and final finishes. The project is completed with final checks and a proper handover.
